Revit "Room is not in a properly enclosed region": find the gap and fix it

Why Revit cannot calculate a room's area, how to find the gap or the element that is not bounding, and how to clean up Redundant and Not Enclosed rooms.

Room is not in a properly enclosed region

Multiple Rooms are in the same enclosed region. The correct area and perimeter will be assigned to one Room and the others will display "Redundant Room." You should separate the regions, delete the extra Rooms, or move them into different regions.
Quick answer

What it means: Revit looks for room-bounding elements around the room at the room computation height and cannot find a closed loop. The room's Area shows Not Enclosed until the loop is closed.

Fastest fix: run Highlight Boundaries from the Room & Area panel drop-down on the Architecture tab to see which elements bound rooms and where the boundary leaks. Close the gap with a Room Separation line, or turn on Room Bounding for the wall, column or link that should form the boundary.

01Gaps

A gap between walls or a missing separation line

The boundary has to be a closed loop. A wall that stops short of its neighbour, an opening for a corridor without a separation line, or a curtain wall that does not meet the wall all leave a gap. The room then either fails or flows into the next space, which gives a Redundant Room warning instead.

Fix

Join the walls (drag the end until it snaps or use Trim/Extend) or draw a Room Separation line across the opening (Architecture > Room & Area > Room Separator). Then place the room again or move it slightly so Revit recalculates.

Quick Check

Area showing Not Enclosed on the room tag or in the schedule = there is a gap or a non-bounding element.

02Room Bounding

An element that should bound the room has Room Bounding off

Walls, columns, curtain systems, floors, ceilings, roofs and room separation lines bound rooms only when their Room Bounding parameter is on. Elements of a linked model do not bound rooms unless Room Bounding is turned on in the link's type properties. Structural columns and walls from a structural link are a common case.

Fix

Select the wall or column and check Room Bounding in Properties. For a linked model, select the link, open Edit Type and check Room Bounding, then reload the link if the room does not update.

Quick Check

The room flows straight through a wall in Highlight Boundaries = that wall is not room bounding.

03Computation Height

Walls do not reach the room computation height

Revit finds room boundaries at the computation height of the room's level (Base Offset 4'-0" or 1200 mm by default). A wall with a raised base offset, a half-height partition or a low wall on a raised slab may not exist at that height, so the room sees a gap there.

Fix

Check the wall's Base Offset and Top Constraint. Either fix the wall heights or change the level's Computation Height (Architecture > Room & Area > Area and Volume Computations, or the level's Computation Height parameter).

Quick Check

The walls look closed in plan but the room still leaks = compare the wall base and top with the computation height in a section.

04Phases

The bounding walls belong to a different phase

Rooms exist in one phase. Walls demolished in that phase or created in a later phase do not bound the room. Duplicated phase views or renovation projects often have rooms placed in the Existing phase while the new walls are in New Construction.

Fix

Compare the room's Phase with the walls' Phase Created and Phase Demolished. Place the room in the phase where its walls exist, or add Room Separation lines in that phase.

Quick Check

The room closes in one phase view and not in another = phasing, not geometry.

05Redundant Rooms

Two rooms in one region, or rooms left after deleting walls

When a gap merges two spaces, or a room was placed twice, Revit gives the area to one room and marks the others as Redundant Room. Deleting a room from a plan does not remove it from the project: it stays in schedules as Not Placed until it is deleted from a schedule.

Fix

Separate the regions with a wall or Room Separation line, or delete the extra room. To remove unplaced rooms, open a room schedule, select the Not Placed rows and click Delete in the ribbon.

Quick Check

Room schedule rows with Area = Not Placed or Redundant Room need cleanup before area reports are trusted.

If the room is enclosed but does not appear in a plan, check the Rooms category and its Interior Fill and Reference subcategories in Visibility/Graphics, and the view's phase. The 16-point Revit visibility checklist covers the remaining settings that can hide it.

Frequently Asked Questions

What does 'Room is not in a properly enclosed region' mean in Revit?

Revit could not find a closed loop of room-bounding elements around the room at its computation height. The room stays in the model but its area and volume show Not Enclosed until the boundary is closed.

What is the difference between Not Enclosed, Not Placed and Redundant Room?

Not Enclosed means the room is placed but its boundary is open. Not Placed means the room exists only in schedules, usually after it was deleted from a plan. Redundant Room means another room already occupies the same enclosed region.

How do I make walls from a linked model bound rooms?

Select the Revit link, open Edit Type and check Room Bounding. Walls, columns and other bounding elements of the link then define room boundaries in the host model.

Can I ignore the not enclosed warning?

Only if the room is a placeholder. A room that is not enclosed has no area or volume, so room schedules, area plans and energy or IFC exports will be wrong or empty for it.
